Select A Rental Property With All the Right Qualities

As The Supremes and Phil Collins know, “You Can’t Hurry Love”. That includes the love of an investment property. Sometimes, you just “got to trust” the right rental property will come along in the purchasing phase, “no matter how long it takes”! Real Property Management Indianapolis Edge understands that finding that great rental property can be a waiting game. As experts in Zionsville property management, our goal is to help your rental property attract the attention of qualified and reliable tenants without having it sit vacant for long periods of time. Some things potential tenants look for in an attractive rental property are:

     Single Family Homes
     3+ Bedrooms
     2+ Bathrooms
     Fenced Yard
     Standard Layout
     < 15 Years Old

What tenants don’t want is:

A home under 1000 Sq Ft
A backyard that’s not fenced in
     Busy Streets nearby
     A strange floor plan
A master bedroom without a master bathroom
A home older than 25 years

If your rental property meets all of these qualifications, then you are on your way to getting it rented quickly. However, the key to successful Indianapolis property management is knowing what will make your property a step above the rest. If possible, select a rental property with the following perks:
     Great neighborhood
     Good schools close by
Outdoor amenities such as parks and pools
     Close to shopping outlets
A clean inside and a landscaped front yard (even if that’s just planting a few new flowers!)

Even if it “don’t come easy”, by selecting a rental property with all of these key items, you will ensure that you have an investment that will continue to be successful for the present time, and years in the future. Let Real Property Management Indianapolis Edge “ease your mind” and help you when selecting your property.

Why “Generation Rent” Is a Good Thing for Rental Property Owners

Millennials: What Are They?

You may have heard the term “millennials” recently. The actual definition of the word “millennial” is a person reaching young adulthood in the early 21st century. However, now a lot of people are calling the younger generation, “generation rent”. Most people who are young adults right now are delaying a lot of life changing events such as homeownership. Some think that marriage is a prerequisite to homeownership, and are in no hurry to get married. This is changing the face of property management. Fisher, IN, and other cities surrounding the Indianapolis area are being affected by this trend.

Here are the Facts

Out of all Americans under the age of 35, only 34 percent of them own a home. These statistics put homeownership at an all-time low. Many believe this is because of huge quantities of student loan debt – they simply can’t afford it! Others don’t want to be tied down to a mortgage because they are finishing college, chasing career opportunities, or they just want more freedom to be able to travel the country whenever they want.

More Renters=More Tenants!

With over 25 years of experience, Real Property Management Indianapolis Edge is a well-known and trusted property management company. Tenants Who Hoard: A Serious Problem, With Some Solutions

If you’re thinking to yourself, “I want to rent my house, but I’m worried the tenants will trash it,” you are not alone! A lot of rental property owners have this fear and attach emotional significance to their former home. As a rental property owner, sometimes detaching emotionally and treating your former home as a business is the best way to go. Still, there are times when your tenant may trash your property, but not in a harmful way. It’s called “hoarding”, and it was officially recognized by the American Psychiatric Association in 2013 as a mental disorder. This means hoarding is considered a disability, so if you have a situation, it needs to be tread with caution. Here are some strategies from Real Property Management Indianapolis Edge to cope with the problem:
1.    Make sure it is actual hoarding disorder and not just a messy tenant.

Signs of actual hoarding going on include various piles of items scattered throughout the property. Also, look for boxes and piles going all the way up to the ceiling or stacked along the walls. Most people who have a hoarding issue tend to leave very little walking space to move around the residence.

2.    Do NOT evict the tenant.

Though an eviction might be your first reaction, you can cause all kinds of problems if you evict a hoards. You could have a potential lawsuit on your hands, or have to pay a large sum in fines for not following the Fair Housing Act rules and regulations. Instead, try talking to the tenant to assess the situation and come up with a reasonable time frame for the tenant to fix the problem. Make sure a notice in writing is signed by both parties, so you have proper documentation.

3.    Make a house call.

You may choose to do this on your own, or have a Real Property Management Indianapolis Edge expert take care of it for you. During the visit, detailed documentation should be made, noting if the hoarding is causing direct damage to the property, blocking exits, or messing with the ventilation system. Also, take notice if the tenant is properly following all stipulations of the lease agreement they signed when they moved in. If you give the tenant adequate time to fix the problem, and the hoarding continues, eviction can be considered as a last resort.

Proper Tenant Screening

As a landlord, there are a lot of Fair Housing Act laws to try to follow and remember. Instead of stressing over them, let Real Property Management Indianapolis Edge help you. Our goal is to keep updated on the laws and regulations that come along with rental property management. Indianapolis is a great place to own an investment property, and because of that, you should make sure all tenants are screened properly before handing over the key. As a landlord, you need to know that you are allowed to turn away tenants that have:
     Bad credit history
Inadequate income to pay the rent
Have caused property damage in the past
Have paid rent late on a consistent basis
     Spotty job history

However, you could have a potential lawsuit on your hands if you reject an applicant for a reason that seems or is discriminatory. Those include:
     Race
     Religion
     Nationality
      Gender
      Age
      Disability status
      Familial status

When screening tenants, do a criminal background check. Also, make sure that the applicant has adequate employment with an income of 3X the monthly rent so that they will be able to afford the monthly rent payment. The applicant’s credit should have no collections or evictions listed, and positive references from previous landlords.

Before Tenants Go on a Trip, Here are some Tips!

A lot of Indianapolis property management companies will claim that they have your best interests at heart, but then leave you hanging when you have an emergency. At Real Property Management Indianapolis Edge, our goal is to make sure you’re satisfied 100 percent of the time. That’s why we want to give you some tips on how to keep your rental property safe if your renters are away on vacation. You’ve already invested your time and money into the property, and we want to make sure that it doesn’t go to waste. A lot of burglars will enter a home when there are clear signs that it’s unoccupied. Here are some tips that will help you protect your rental property.

1.    Don’t post about it on social media. If someone wants to break into your home, the worst thing you can do is let all 936 of your Facebook friends know that you’re gone for a week. Even if you trust all 936 of those friends, double check to make sure your privacy settings are on so no outsider can view your posts.

2.    Forget the hidden spare key. Though this may have been a good idea in the past, if you are away from your rental property for an extended period of time, you can bet that your key under the welcome mat won’t stay hidden for long. Do not hide an extra key. That is just giving someone easy access to your house that shouldn’t have it.

3.    Unplug the garage door. A thief can use a universal garage door opener to access your garage if you keep it plugged in while you’re away. Stay safe and unplug the garage door.

Lead: The Silent, Toxic Chemical

If you’re a rental property owner and the rental property you own was built before 1978, then there’s a good chance lead-based paint was used on the inside and outside of the building. Back in the 1970s, the side effects of lead in paint were not well known, and lead was commonly used in house paint and gasoline. However, today we know that lead can be harmful, even fatal if ingested or inhaled for long periods of time. Though young children are the most at risk, lead poisoning can cause illness in people of all ages.
Real Property Management Indianapolis Edge takes lead poisoning seriously and wants to help you take the precautions necessary to make sure it doesn’t become a problem in your property. We are an Indianapolis property management company dedicated to you and your tenant’s safety and health.
To prevent lead paint from becoming a problem, carefully paint over the existing paint and completely seal it from exposure. Make sure to use paint that is high quality and will last a few years. If the lead paint is properly sealed, then there is no danger of contamination. If the paint is flaking or creating any dust, it can contaminate rooms in your home or even the soil in your yard. If you choose to remove the paint yourself, take care to wear protective clothing that can be disposed of and use a respirator to cover your mouth and nose.
At Real Property Management Indianapolis Edge, we make it our goal to be effective and efficient in property management. Indianapolis rental property owners trust us to be constantly vigilant and aware of what is going on with their properties. We want to offer all tenants a healthy living environment.
